What final words of advise that you have John for a potential buyer or seller of a dental practice?

Well, I think he has to without question align himself with a broker that is looking out for his needs, what is going to work, is he going to buy a practice that he can do well at? Some brokers are out there selling practice to anyone, no matter if he should be in that area or not just because they are looking to make a sale, because I believe strongly in three things:

1. Put service first, money follows you.

2. Treat other people, as you want to be treated.

3. And be a man of your word

If you do these things in business, you are going to be successful and you are going to have buyers refer other buyers to you, which we have had since 1974 and we have other sellers refer other sellers because they are happy with the service we do, because it is a win-win situation because we found a buyer that is going to do well. We are going to pretty much guarantee that because of our fail safe system that I have in place with my great staff of finding the right buyer that we kind of match make his personality with the sellers personality and then follow the buyer for 12 months, give him the transition seminar and make sure that he is going to be successful, so people just are waiting to buy a practice from California Practice Sales because of all the things we do and they feel very confident plus I usually can get a higher sales price by doing the cash flow and showing the buyer, “Gee, here is what I am going to make” and the seller is happy because he is getting a little higher sales price than if he was trying to sell it on his own because most people who try to sell on their own, they can’t complete it, they are working on trying to sell it, so they are missing dental production, so 9 times out of 10, they are going to lose more money trying to save the commission than if they would turn over to a professional such as us.
