As a first-time buyer, the best advice that I could give you if you are having any thoughts at all about doing a startup with so many doctors after waiting to find the right practice, the perfect practice, that practice may not exist. The practice you buy is the one you are going to make perfect, but the doctors that get frustrated because they feel that the right practice is not out there for them, they start thinking of doing a possible startup. If that enters your mind in anyway, then this is the advice that I want to give you. An established practice versus a startup situation. They are going to have the debt from day one. You are going to have to pay the landlord anywhere from six months, eight months, or they will tell you three to four months to do a buildup, but that is not the case. The timeframe it takes to do a build out, the cost it takes to do a build out, having the expenses of the build out from day 1, to be able to open yours door somewhere in the future versus a practice that you can buy today where you have an ongoing patient base today. You have the instant cash flow today to support the overhead of the practice, to support the purchase of the office, and also provide you an income so that you can support your family. Again, we are all here to provide whatever answers that you may have, any direction that you may want to take, and not really know what direction to take.
