We deal with a lot of doctors who have gotten frustrated because they can't find the right office for them. They start a new office from scratch. One-and-a-half to two years later, they have buried themselves in a hole. You know, they don't have any income, they don't have any patience, they do have a high overhead, paying staff, utilities, and a loan to repay, puts them in a hole, ends up calling a broker whether it is us or any other company, but they end up calling a broker to sell and get them out of that situation. Buying an established office gives them that right off the bat cash flow. They do have a staff, they do have the history of the established practice, and there is a lot of perks that come with by in an already established practice. For first-time buyers, the biggest, you know, concern is "I don't have a name. I have not yet built a reputation for myself". So, you do have a transition period that comes from a seller to a new buyer, especially for a new younger dentist that does not have experience. They do need a lot of holding of the hand.
