The use of broker is to basically guide everybody through everything that has to be accomplished. From the buyer’s side, they have to work on their financing, they have to work with insurance agents to make sure they are properly covered, they have to work with consultants, they have to go and do due diligence where they actually look at the charts and know what they are supposed to look for, so that they can make sure that they are matched up with the seller, that they are not buying a practice where the seller is doing one kind of dentistry and they are doing another. They have to have somebody lead them through the lending process to make sure that they get a good loan. There are a number of lenders out there. We know every major lender in the United States and work with them on a personal basis. We are one of the very few lenders, brokers actually that have the knowledge of what is involved in finance. My background and John's background and the people that are in California Practice Sales, there isn't a heck of lot we haven't seen. From the seller’s side of the fence, we keep him liable because they have to understand that they have to open up their offices to people and show the office and actually meet the buyers, and for some of them, they don't usually have to do anything like this. This is a once in a lifetime event for many of them. They have to have somebody who can help them let go. They have to have somebody who can help them through the process with the attorneys and make sure that their financial planning has been addressed because most sellers don't go and talk to their CPAs before they list their office and they should. They need to know what are they going to get out of this, what are they going to be left with. If they are moving on buying another office, they have to talk about where do they want to go, how do they want to do it. There are some marvelous tax things that we can do to help minimize the tax consequence of somebody who is going to sell here and buy somewhere else and it can be substantial, could be 10s or 1000s of dollars. So, having a broker that you can call on when you are going through the roller coaster ride of this on either side of the fence. To me, I found that we do a lot of hand holding and we do it rather well and the people on both sides are very happy that we are there.
